South Carolina's radon program logged 5,220 initial home tests in Greenville County through June 2022. They averaged 3.4 pCi/L, and the highest hit 126.6. The EPA advises fixing homes at 4 pCi/L or above and considering it between 2 and 4.
Radon levels vary house to house, even next door. The EPA estimates radon is the leading cause of lung cancer among people who have never smoked, which is why testing is worth the small effort. You can request a free state kit (one per home, while supplies last) or book a professional test.
Mauldin grew from about 24,700 residents in 2020 to an estimated 31,500 and has around 10,800 housing units. Growth has brought new development such as BridgeWay Station, which opened in 2024, alongside established neighborhoods.
That mix shapes the work. A slab home typically gets sub-slab depressurization, with a sealed pipe and fan drawing gas from under the floor and venting it above the roofline. A crawl space home typically gets a heavy plastic membrane sealed over the soil with suction beneath it. Newer Greenville County homes may already have a passive radon pipe from the county's code.
We also hear from Mauldin homeowners who already have a system that has gone quiet. Radon fans usually last five to ten years. If your fan has stopped, the U-tube gauge reads level, or the system was installed by a previous owner and never checked, a repair visit and fresh test can sort it out.

Check the U-tube manometer on the vent pipe. If both sides of the liquid are level, the fan likely isn't pulling suction. You may also notice the fan is silent or not vibrating. Fans typically last five to ten years. We can diagnose it, replace the fan if needed, and retest the home.
Mauldin is in Greenville County, which is South Carolina's only EPA Zone 1 county. State program data from initial home tests shows a county average of 3.4 pCi/L. Many homes test lower and some much higher, so the zone is a reason to test, not a verdict on any particular house.
The system needs time to run and let conditions under the home settle before a test means much. We schedule a follow-up radon test after installation to confirm levels have dropped. After that, retesting every couple of years, or after major renovations, is a good habit.
